A Builder's Package is comprised of surveys and other related documents designed for residential or commercial new construction.    It typically includes 3 or 4 site visits or "trips" based on the community's permitting requirements.  In addition to the survey documents traditionally included in a standard Builder's Package, R.W. Construction Layout is the placement of horizontal and vertical control points from the plan which are located on the ground to aid the contractor in the completion of the project such as roadways, pilings, building corners, ramps, sewer, water, drainage, etc.


A re-subdivision survey is one which traditionally includes the scopes of work included in a  Boundary Survey and provides for a lot, tract or parcel of land or a portion thereof to be divided or combined (re-subdivision).  Examples of this type of survey would be dividing 3 adjoining lots into 2 lots or dividing a small parcel of property  into 4 residential lots.  All parishes and local building authorities have specific requirements for the division or re-subdivision of property including the formal review and approval of such surveys.

  • Short Legal Description (e.g.,  Parish, District, Subdivision Name, Square, Lot Number)
  • Long Legal Description (a "metes" & "bounds" description for rural tracts, some commercial properties and farmland)



An ALTA Survey is one made for the Title Company and/or Lender and is used for the issuing of title or mortgage insurance. For this purpose, a survey map is drawn to the specifications of the American Land Title Association or “ALTA”.  The client provides a completed "Table A" which is essentially a checklist of information required as part of the survey work.  

Typical ALTA requirements include  boundary lines, location of the main building including improvements, location of ancillary buildings, the identification of easements (access rights by service companies such as water, gas, telephone, railways and other utilities).  ALTA surveys are very complex surveys and can cost several thousands of dollars and take weeks to complete.   For that reason most ALTA surveys are performed on commercial properties.

An ALTA Land Survey guarantees to meet the requirements for an ALTA/ACSM Land Title Survey as detailed by the American Land Title Association, National Society of Professional Surveyors and the American Congress on Surveying and Mapping.

Subdivision Plats show the division of your land into individual lots, including new roads, property for easements, parks, areas needed for flood protection and other public uses.  Plats also ensure compliance with zoning regulations, such as lot sizes and lot geometry.


Topographic Surveys are used to identify and map the contours of the ground and existing surface and sub-surface features such as trees, buildings, streets, walkways, manholes, utility poles, etc.  A Topographic Survey may also include boundaries and easements for planning purposes. and is often used as a base map in the design of a residence, building or roadway.  Topographic Surveys require "Benchmarks" to which ground contours and other information are related.

According to the Louisiana Administrative Code, a (Property) Boundary Survey is a survey, which after careful study, investigation, and evaluation of major factors influencing the location of boundaries, results in the deliberate location or relocation of the ground of one or more boundaries.  The primary purpose of this survey is to locate or relocate the physical position and extent of the boundaries of real property, and the discovery of visible evidence of prescriptive rights related thereto.   A boundary survey may also include the location or relocation of the physical position and extent of political boundaries which define the perimeters of public or private ownership.  In addition, the property boundary survey is a means of marking property or boundary lines  for sufficient definition and identification to uniquely locate each lot, parcel, or tract in relation to other well-recognized and established points of reference, adjoining properties and rights of-ways.
